The Village of Baldwin provides an opportunity for zoning applicants to voluntarily submit Conceptual Site Plans. The process is called “Sketch Plan Review” and can be found in section 4.02 of the Village Zoning Ordinance. Sketch Plan Review is voluntary and not mandatory. Preliminary sketches of proposed site and development plans may be submitted for review prior to final site plan submittal. The purpose of such procedure is to allow discussion between the applicant and the Village to inform the applicant of the acceptability of the proposed plan prior to incurring extensive engineering and other costs that might be necessary for final site plan approval. The applicant shall submit a letter stating the nature of the request accompanied by a sketch of the proposed use or structure. The Village will provide the applicant with the proper documents and instructions for completing a site plan application.
